Property taxes
Katy property taxes by utility district
Most of Katy is unincorporated, so water, sewer and drainage come from municipal utility districts (MUDs) and similar districts, each with its own tax. That rate is the main reason total tax rates differ from one neighborhood to the next; county, school and other rates are largely shared.
2025–2026 adopted district rates per $100 of taxable value (Fort Bend County Tax Office). Linked districts have their own page with debt and rate history.
Schools
School districts by neighborhood

These districts don't publish attendance-zone maps, so zoned campuses vary by street. Check an address with the district before relying on a campus.

FAQ
Katy FAQ
What are property tax rates in Katy, TX?
Across the 29 Katy neighborhoods on this page, 2025–2026 total rates run from 1.82% to 2.88% of taxable value. The difference comes mostly from the municipal utility district (MUD) each home is in.
Which Katy neighborhoods are on this page?
Anserra, Cardiff Ranch, Cinco Ranch, Country Lakes, Falcon Landing, Falcon Point, Falcon Ranch, Firethorne, Grand Lakes, Grayson Lakes, Hawks Landing, Hickory Creek, Katy Creek Ranch, Kelliwood, King Lakes, Marshall Oaks, Parkway Oaks, Pin Oak Village, Pine Mill Ranch, Seven Meadows, Silver Ranch, Spring Green, The Reserve at Katy, Trails of Katy, Willow Fork, Willow Fork Groves, Willowbend, Woodcreek Reserve, and Young Ranch. More are added as their data is compiled.
Why do Katy neighborhoods have MUD taxes?
Most of Katy is unincorporated, so there is no city water and sewer. Municipal utility districts built that infrastructure with bonds that homeowners repay through the MUD tax. Sellers must give buyers a MUD notice; see MUD disclosure in Texas.
