Common Questions
How is this different from a $299 or $500 flat-fee MLS service?
A typical flat-fee MLS listing puts your home on the MLS and stops. You take the calls, coordinate showings, handle negotiations, manage inspections, and navigate the contract-to-close process yourself. We do all of that — the difference is our fee is 1% of sale price with a $3,000 minimum instead of 3%. Same work a 3% agent does, just priced for a modern brokerage.
Is it a true flat fee, or does the cost depend on sale price?
It's 1% of sale price with a $3,000 minimum. On a $250,000 home you'd pay $3,000. On a $500,000 home you'd pay $5,000. The model scales with your sale — but it's always a fraction of a traditional 3% listing commission.
Do I have to show my own home or handle my own negotiation?
No. We schedule and coordinate all showings, handle buyer-agent communication, manage offer negotiation, walk you through inspections, and coordinate title and closing. That's what "full service" means. A limited-service flat-fee MLS is a different product — we're not that.
What does "full service" actually include?
Professional HDR photography, HAR MLS listing with full syndication (Zillow, Realtor.com, Redfin, etc.), pricing strategy with real comparable sales, showing coordination, buyer-agent communication, offer negotiation, inspection management, appraisal coordination, title work, and closing-day support. Every listing follows the same 64-point transaction checklist.
How can you charge only 1%?
No office, no franchise fees, no layers of overhead. We run a lean, virtual brokerage and pass the savings to you. The service is the same — the business model is different.
What's the catch?
There isn't one. 1% listing fee, full service, no long-term contract. If you're not happy, you can cancel.
Do I still pay the buyer's agent?
Buyer agent compensation is separate and negotiable. We'll walk you through your options and what's standard in your area so you can make an informed decision.
What if my home doesn't sell?
You only pay the 1% listing commission when your home closes.
