To subtly convey the importance of using Supra lockboxes for any listing, while not directly referencing listings not with your agency, you could phrase it in a general recommendation format. Here’s an example:
Supra Electronic Lockbox
- Industry Standard for Security: We believe that the Supra lockbox sets the benchmark for property security and accountability, and strongly recommend its use for safeguarding any listing.
- Restricted Access: Ensures only licensed professionals can enter, upholding the highest security standards.
- Access Tracking: Provides a detailed log of entries, crucial for security and transparency.
- No Shared Codes: Reduces the risk of unaccompanied showings, maintaining professional standards.
- Programmable Hours: Allows showings only during pre-set times, enhancing control and safety.
- Advanced Security: Employs cutting-edge technology for unmatched protection of your property.
Upgraded Yard Sign
- Upgraded Yard Signs come with a sturdy, black metal frame. Our sign inserts into the frame and has better visibility on your property.
- The yard sign will be delivered and installed for you at the same time as the Supra Electronic Lockbox.
- Once you’re under contract, keeping the sales process moving along all the way to closing takes significant effort.
- Even in the most straightforward run of the mill home sale, there are many moving parts to keep track of in order to close the sale on time. Our contract to transaction coordination / close support is an invaluable service to help keep everything on track and help smooth out wrinkles that may arise.
Showing Scheduling Service
- Efficient Scheduling: ShowingSmart streamlines the scheduling process, directly connecting buyer’s agents to your listing.
- Real-Time Notifications: Receive immediate alerts via text, email, or call for showing requests, allowing for quick confirmations or rescheduling.
- Increased Showings: Automated coordination leads to more frequent and efficiently managed showings.
- Transition to ShowingSmart: We’ve moved from CSS/ShowingTime to ShowingSmart, enhancing our service with greater efficiency and reliability.
Professional Photography / Lising Photos
- Listing photos are the very fist impression potential buyers will have of your property so they are extremely important.
- Professional quality photos of your home will get your listing more views which turns into more showings and more potential buyers. MLS rules requires a minimum of 6 photos for most listing types but more is better to truly show off your home.
- There are great websites that give tips and tricks for taking your own photos with a smart phone, however, we strongly suggest you consider hiring a professional.
- Studies show that listing with professional photos sell 32% faster!
- We discovered long ago that we are far better Realtors® than we are photographers, so we offer a professional photo package as an add-on to all of our listing packages. Just select “Professional Photos” at checkout.
- Listing photos by a professional local real estate photography service are included with your listing.
- If you choose to hire your own photographer we require a written release from the photographer or photo service to allow use of their photos in perpetuity. Once your listing is syndicated it will difficult, bordering on impossible, for you to get photos removed from services not under your control or our control.
- Call us before you order from a “Pro Photo Service” as many of them charge you a small up-front fee for their photos that allows a 30 day use license after which you must either discontinue use or purchase full rights, typically at a significantly increased price.
- All of our packages include email support. We are great at responding to email, in fact, most of our clients prefer digital communication.
- We also monitor email outside of business hours for offers and time-sensitive requests/due dates.
Realtor® Forms Library
- All listing packages have access to the full TREC (Texas Real Estate Commission) and TAR (Texas Association of Realtors) promulgated forms libraries, which are the standard for Texas residential Real Estate transactions.
- Having a virtual tour on your listing is awesome, but even better is when it is marketed on YouTube. One of the top social platforms, YouTube is easily searchable, shareable, and it provides a great opportunity to increase your listing’s presence to potential buyers.
- Contract negotiation is the most crucial part of a real estate transaction. You must understand what each piece of the contract means to get the best deal on your home. Having a seasoned professional on your side to help evaluate your options is a smart move.
- You’ve got your offer. Congratulations! Now what? Most often, an offer isn’t quite perfect and needs a counter offer. Having an experienced Realtor® on your side to help prepare and present the counteroffer can bring about a meeting of the minds and get your home sold.
- Showing Feedback can be an invaluable tool. Seeing what potential buyers and agents have said about your home can give valuable feedback on your listing price and appearance. When we receive constructive feedback, we pass it along to you.
- In addition to email support, we also offer phone support during normal business hours.
- The real secret to a timely sale is being appropriately priced. Our agents are certified Pricing Strategy Advisors and will use a Comparative Market Analysis to give you a range of pricing on your home.
