The key variable is renovation level. Two identical floor plans in the same section can have a $50K+ price difference based on whether one has been updated and the other hasn’t. If you’ve renovated, document it and price for it. If you haven’t, price honestly.
Since new construction within Cinco Ranch is essentially complete, you’re not competing against builders — only other resales. That’s a favorable position compared to Fulshear or Conroe.
