Selling a Home in Clear Lake

Clear Lake is Houston’s space coast — built around NASA’s Johnson Space Center, surrounded by water, and populated by engineers, scientists, and aerospace professionals who’ve been buying homes here since the Apollo program. It’s one of the most distinctive submarkets in Houston with a buyer pool that’s unlike anywhere else in the metro.

If you’re selling in Clear Lake, you’re selling location and lifestyle. The water access, the JSC employment base, and Clear Creek ISD schools create a demand floor that keeps this market stable even when the rest of Houston softens.

The Clear Lake Market

Clear Lake’s market has layers. The original neighborhoods — built in the 1960s-80s when NASA was booming — offer homes from the $200Ks to the $400Ks. These are the bread and butter of the market: established homes, mature trees, and a settled feel.

Waterfront properties along Clear Lake, Taylor Lake, and the surrounding channels are their own category. Water-view homes start around $400K and waterfront with a dock can push past $700K depending on the lot and water access.

The newer developments on the edges — particularly toward League City — offer more modern product in the $350K-$550K range.

What Clear Lake Buyers Want

NASA proximity. A huge chunk of Clear Lake buyers work at Johnson Space Center or one of the dozens of aerospace contractors — Boeing, Lockheed Martin, Jacobs, KBR. Short commute to JSC is a primary selling point.

Clear Creek ISD. The schools are excellent and buyers know it. Clear Creek ISD zoning is baked into the pricing. Know your zoning and which campus your home feeds.

Water access. Even if your home isn’t waterfront, proximity to marinas, boat ramps, and the bay is a lifestyle draw. Buyers choosing Clear Lake over Pearland or Sugar Land are often choosing it for the water.

Updated condition. Many Clear Lake homes are 30-40 years old. Buyers expect updates — especially kitchens and bathrooms. An original-condition 1978 home priced like a renovation needs to actually be priced like a renovation.

Pricing in Clear Lake

Waterfront pricing is its own world — water frontage, dock condition, water depth, and view all matter. Comps need to be waterfront-to-waterfront. Don’t comp a canal home against a lakefront home.

For non-waterfront homes, the market is more straightforward. Sales volume is good and comps are usually available. The age and condition of the home are the primary variables — two homes with identical floor plans can have a $100K price difference based on renovation level.

The aerospace employment base provides pricing stability. NASA doesn’t lay off thousands at once the way oil companies do. The demand floor is consistent.

Clear Lake-Specific Considerations

Wind and hail insurance. Clear Lake is close enough to the coast that windstorm insurance applies. Know your annual premium and WPI-8 certificate status. Buyers will factor this into their monthly cost.

Flood zones. Parts of Clear Lake — particularly near Armand Bayou and the lower-lying areas — are in flood zones. Harvey impacted some neighborhoods significantly. Disclosure is required.

Aging infrastructure. Original Clear Lake neighborhoods have aging sewer lines, electrical panels, and foundations. Buyers will inspect thoroughly. Address known issues before listing or price them in.

Small municipalities. The Clear Lake area includes several small cities — Nassau Bay, El Lago, Taylor Lake Village, Seabrook, Webster. Each has its own tax rate, regulations, and identity. Know which city your home is in.
